Walcott Apartments is a new 5 story wood framed apartment structure built over a 2 1/2 story concrete parking garage. The building is considered Type III construction, this means the structural components are non-combustible materials, however current code allows for the use of fire retardant treated lumber. The project consists of 122 units with Studios, 1-bedroom and 2-bedroom units. The units range in size from 590 sf to 1,099 sf. Many of the units have a small Tech desk to allow work from home in this new normal of remote working. Other amenities include a dog wash, Ski/Bike Repair station, parcel concierge, secured storage areas, indoor bike storage and Fitness center.
The project caters to the urban professional with easy access to downtown and local highways, but is situated in the Jefferson Park neighborhood so it’s a little quieter and more laid-back then downtown proper. The project is walkable to numerous local restaurants and shops as well as Viking Park across 29th Ave. There is a 5th floor enclosed amenity space with an exterior patio area with views to the east overlooking downtown and the Bronco’s stadium. The building architecture forsakes the new boxy modernist approach and embraces the classical style and utilizes an understated color palette to help blend with the neighborhood.
